NRI buyer campaign plan: 30 days from first ad to video site visits

Scenario: A hypothetical RERA-registered residential project in Noida or Lucknow whose sales team gets occasional enquiries from Indians abroad and wants a steady, trackable NRI channel alongside its India campaigns. The project, markets and timings are illustrative. This is not a client case study.
Who it’s for and the goal
This plan is for a developer or channel partner in India who already sells to local buyers and wants a separate, measurable stream of buyers living abroad. The goal for the first 30 days is not bookings. It is a working channel: NRI enquiries answered in seconds, qualified on WhatsApp, and booked for video site visits, with a clear cost per video visit for each country.
NRI buyers usually take longer to decide than local buyers and often involve family in India, so the plan measures progress in conversations and video visits, not just form fills.

Targeting notes
- One campaign per country or region, never one “NRI” audience. Costs, time zones and buyer questions differ by market.
- Location targeting on people living in the chosen cities, combined with language (Hindi or the relevant regional language) and interests linked to India, such as Indian news, festivals or the home state.
- Two messages tested side by side: a home for family or for later, and an investment (rental demand, connectivity, RERA status). Investment buyers rarely care about BHK counts first.
- Ads shown in the US, Canada and parts of Europe may have to run under Meta’s Housing special ad category, which removes age and gender targeting and limits location targeting. Those campaigns lean on creative and retargeting instead.
- Meta’s targeting options change often. Check what is available in Ads Manager when you build the campaign rather than relying on any list, including this one.
Time zones against IST
The auto-reply goes out instantly at any hour. Human calls and follow-ups are timed to the buyer’s evening, roughly 7 to 10 PM their time. The table shows what that means for your sales team in India. Daylight saving dates differ by country, so check the current offset before scheduling.
