Real estate video marketing means using video (walkthroughs, location tours, construction updates, virtual tours, drone shots and short Reels) to show buyers what photos and brochures can't: the size of the rooms, the view, the route from the metro, and proof that construction is really moving. You don't need a film crew to start. A recent smartphone, a stabiliser, a clip-on microphone and a plan for what to shoot cover most of what a builder or broker needs.
This guide covers the types of real estate video and where each works, the equipment you need, how to shoot a walkthrough, virtual tours, drone rules in India, YouTube and Instagram, and how to turn views into enquiries.

Reels, YouTube, ads
Construction progress update
Monthly footage of the actual site

Project film, ads, hoarding QR destinations
Buyer or handover videos

Social media, website
Use real footage wherever possible, and label 3D renders and walkthrough animations as "artist's impression". Under Section 12 of the RERA Act, 2016, the promoter can be liable to compensate buyers for false statements in advertisements, and a misleading video is an advertisement.
Equipment: a simple video kit
Smartphone: any recent phone that records 4K or 1080p at 30 frames per second.
Stabiliser: a phone gimbal for smooth walking shots through doors and stairs.
Microphone: a wireless clip-on mic. Viewers forgive average pictures sooner than bad sound.
Tripod: for talking-to-camera clips and steady room shots.
Light: shoot in daylight with lights on and curtains open; add a small LED light for dark corners.
Editing: a phone editor with auto-captions (such as CapCut or Instagram's own editor).
Prices change often, so check current prices with a local retailer. Start with the phone, mic and gimbal, and add the rest when you need them.
How to shoot a sample flat walkthrough
Plan the route: entrance → living → kitchen → bedrooms → balconies, the way a buyer walks it.
Prepare the flat: clean, lights on, curtains open, no clutter, no people in the shot.
Shoot at chest height, walking slowly, with the phone level. Hold each room for a few seconds.
Add context: on-screen text with room sizes from the approved plan, and the view from the balcony.
End with the facts: configuration, carpet area, price band if you share it, the RERA number, and a call to book a visit.
Shoot a vertical (9:16) version for Reels and Shorts and a horizontal (16:9) version for YouTube and the website.
Short videos: Instagram Reels and YouTube Shorts
Instagram allows Reels of up to three minutes, and YouTube Shorts can also be up to three minutes. For property, short and specific usually works best: one flat, one view, one question answered. Open with the most interesting shot or a question your buyer is asking ("What does ₹80 lakh get you in Noida Extension?"), add captions because many people watch without sound, and end with one action: comment, message or book a visit. Our Instagram Reels guide has 15 ideas you can shoot this week.
Virtual tours for real estate
A 360° virtual tour lets buyers look around a sample flat themselves, on their phone or laptop. It is most useful for buyers who can't visit easily (NRI buyers, people moving from another city) and as a filter before a visit: someone who has "walked" the flat online arrives with better questions. You can create one with a 360° camera and a virtual tour platform, or hire a photographer who offers them. Put the tour on the project landing page, not hidden on a separate site.
Drone shoots: the rules in India
Drone footage shows a project's surroundings well, but commercial drone flying in India is regulated under the Drone Rules, 2021 (Ministry of Civil Aviation):
The drone must be registered and have a unique identification number on the Digital Sky platform.
The person flying it needs a remote pilot certificate for any drone other than a nano drone or a micro drone flown for non-commercial use, so a shoot for a builder needs a certified pilot.
Check the Digital Sky airspace map before every flight: green zones are generally open up to the permitted height, while yellow and red zones (for example near airports) need permission or are off limits.
The simplest route is to hire a drone operator who already holds the registration and pilot certificate, and ask to see them.
YouTube for real estate
YouTube suits buyers researching in depth: full walkthroughs, locality guides, explainers and construction updates. It is also searchable, and a video titled "[Project] sample flat walkthrough" can appear when people search the project name. Write a clear title and description with the project name, locality, configuration and RERA number, add chapters, and link to the landing page in the description.
Turning video views into enquiries
Put a 60-second walkthrough near the top of the project landing page, next to the enquiry form and WhatsApp button.
Send the walkthrough on WhatsApp right after someone enquires.
Use your best videos as Meta ads, then retarget people who watched most of them.
Send monthly construction videos to buyers and past enquirers. They build trust and bring referrals.
Track enquiries by video: a tagged link or a dedicated WhatsApp message per video shows which ones work.
We build project landing pages with video, and run the ads that show it to the right buyers. A free marketing audit will check how your current videos and pages turn views into enquiries.

Using video, such as walkthroughs, location tours, construction updates, virtual tours, drone shots and short Reels, to show buyers what photos and brochures can't, and to turn that interest into enquiries and site visits.
What types of video work best for real estate?
Sample flat walkthroughs, location and commute tours, monthly construction updates, explainers (carpet area, payment plans, RERA checks), virtual tours for remote buyers, drone footage of the surroundings, and handover videos with buyers' permission.
What equipment do I need for real estate videos?
A recent smartphone that records 1080p or 4K, a phone gimbal, a wireless clip-on microphone, a tripod, good daylight or a small LED light, and a phone editor with auto-captions.
What is a virtual tour in real estate?
A 360° tour that lets buyers look around a property themselves on a phone or laptop. It is most useful for NRI and out-of-town buyers and as a filter before a site visit.
Do I need permission to fly a drone for a real estate shoot in India?
Under the Drone Rules, 2021 the drone must be registered on Digital Sky, the pilot needs a remote pilot certificate for commercial use of drones above nano size, and the airspace map must be checked; yellow and red zones need permission or are off limits. Hiring a certified operator is simplest.
How long should a real estate Reel be?
Instagram allows Reels of up to three minutes and YouTube Shorts can also run up to three minutes, but for property short and specific usually works best: one flat, one view or one question answered, with captions and a clear call to action.
Can I use 3D renders in real estate video ads?
Yes, but label them as artist's impressions and make sure they don't show finishes, views or amenities buyers won't get. Under Section 12 of the RERA Act, the promoter can be liable for false statements in advertisements.
How do I get enquiries from property videos?
Place a walkthrough on the landing page next to the form and WhatsApp button, send it on WhatsApp after each enquiry, run your best videos as Meta ads and retarget viewers, and tag each video's link so you can see which brings enquiries.
