Facebook ads for real estate are now usually called Meta ads — and in India, people search for “meta ads” more than “facebook ads” these days. The name changed; the problem didn’t. Builders and brokers run a campaign, get hundreds of leads, and find that most don’t pick up, can’t afford the flat, or don’t remember filling the form. This guide explains how to run Meta ads for real estate in India so that the leads turn into site visits.

Do Facebook and Instagram ads work for real estate?

Yes — for the right job. Meta reaches people before they start searching, which makes it the main channel for:

  • New launches and EOI drives, when nobody is searching for the project name yet.
  • Retargeting people who visited your project page, watched a walkthrough or opened a form without submitting.
  • Local awareness around a project, with video and location-led creatives.

Targeting: location, audiences and the housing rules

For most Indian projects, targeting starts with geography: the city, the localities your buyers live and work in, and sometimes NRI markets for projects that sell to buyers abroad. Beyond that:

  • Let the creative target. Meta’s broad and Advantage+ audiences work well when the ad itself makes clear who it is for — the price band, configuration and locality in the first seconds.
  • Retarget your own audiences: website visitors, video viewers and people who opened your lead form but didn’t submit.
  • Exclude existing buyers and people who already enquired, so you don’t pay for the same lead twice.
  • Check the Special Ad Category. If Meta’s housing category applies to your ads, targeting by age, gender and detailed interests is limited and location targeting is broader. That makes the creative and the form even more important.

Lead forms that filter out junk leads

The form is where most lead quality is won or lost:

  1. Choose the higher-intent form type. It adds a review screen before submission, which means fewer accidental and low-effort leads.
  2. Ask 2–3 qualifying questions as multiple choice: budget band, configuration (2/3/4 BHK), and when they plan to buy. Keep it short enough that serious buyers still finish.
  3. Show the price band on the form’s intro screen. People who can’t afford the project leave before submitting — which is exactly what you want.
  4. Say what happens next: “We’ll send the price sheet on WhatsApp.” Buyers are more likely to respond to a message they were expecting.

Creatives that work on Facebook and Instagram

  • Short walkthrough reels filmed in the sample flat, ending on the price band and a WhatsApp prompt.
  • Commute videos from the nearest metro station or expressway exit, with a timer on screen.
  • Price-band statics — “2 & 3 BHK in [locality] from ₹X lakh*” — with the RERA number.
  • Construction progress with the month on screen, for under-construction projects.

Teach Meta what a good lead looks like

By default Meta optimises for whatever you tell it counts as success. If that is “form submitted”, it finds more people who submit forms. The fix is to send back what happened after the form:

  • Connect your CRM or lead sheet to Meta through the Conversions API.
  • Report stages such as qualified, site visit booked and site visit done.
  • Once enough of those events come in, optimise campaigns for qualified leads (Meta calls this conversion leads) instead of raw form fills.

This takes a few weeks of data, but it is the biggest single improvement most real estate ad accounts can make.
