Ask builders and brokers in India about leads and you rarely hear “we get too few”. You hear “the leads are junk”, “the numbers don’t pick up”, “they’re attracting people who can’t afford the flat”, or “we got 300 leads and four site visits”. So this guide covers both halves of real estate lead generation: where leads come from, and how to make sure the ones you pay for turn into site visits.
First, define what counts as a lead
Most arguments between builders, CPs and agencies come from counting different things. Agree on these four stages before you spend a rupee:

Judge every lead source on cost per site visit, not cost per enquiry. A source with cheap enquiries and no visits is the most expensive one you have.

Developers usually need a mix: CPs and portals for reach, plus a direct source they own — their own ads and landing page — so they aren’t dependent on anyone else’s leads.
Paid lead generation: Meta and Google ads
Your own ads produce leads nobody else receives, which is why they convert better than shared portal enquiries when handled well. The two platforms do different jobs:

Whichever you use, send ads to a project landing page, not your homepage or a portal listing, and track every lead back to the ad that produced it.
Free ways to get real estate leads
If you are a broker or channel partner starting out, these cost time rather than money:

- Ask every buyer and seller for referrals — at booking, at possession, and a few months after.
- Post short walkthrough and locality videos on Instagram and YouTube with your WhatsApp number on screen.
- Work with a few developers as a registered CP and use their launch material — see channel partner in real estate.
- Keep an opt-in WhatsApp list of past enquiries and send useful updates, not daily spam.
- Reply fast to every enquiry you already get. The cheapest lead is the one you don’t lose.
