The most reliable way to set a real estate marketing budget is to work backwards from your sales target and your own cost per booking: bookings needed × cost per booking = budget. Industry "percentage of revenue" figures get quoted a lot, but we haven't found a published, sourced benchmark for Indian projects, and costs vary widely by city, segment and channel. If you have no history yet, run a small, measured test first and let your own numbers set the budget.
This guide shows how to calculate cost per lead, cost per site visit and cost per booking, how to build a budget from them, how to split it across channels, what to spend while testing, and the mistakes that waste most of it.
How much should a builder spend on marketing?
Enough to reach the bookings you need, at a cost per booking your margins can carry. The calculation:
Bookings needed in the period (for example 30 in the next six months).
Your cost per booking by channel, from past campaigns (see below).
Budget = bookings × cost per booking, plus creative, landing pages, tools and agency fees.
Check it against the margin: what you can spend to sell one unit and still make your target profit. If the budget is higher than the project can carry, change the plan (price, channel mix, follow-up) rather than hoping.
A builder with no past data can't do step 2 yet. That's what a test budget is for.
How to calculate cost per lead, per site visit and per booking
Metric
Formula
What it tells you
Cost per lead (CPL)
Spend ÷ leads
How cheaply a channel gets enquiries. Easy to measure, easy to mislead.
Cost per qualified lead
Spend ÷ leads whose budget, configuration and timeline fit
Whether the enquiries are real buyers
Cost per site visit
Spend ÷ site visits done
The most useful number for comparing channels
Cost per booking (customer acquisition cost)
Spend ÷ bookings
What it actually costs to sell a unit
Worked example (illustration, not a real campaign): ₹1,00,000 of Meta ads brings 250 leads (CPL ₹400), of which 60 qualify, 20 visit and 2 book. Cost per visit is ₹5,000 and cost per booking is ₹50,000. A second campaign with a higher CPL but more visits can be the better buy. Always compare channels on cost per visit and per booking, not CPL.
To do this you need the source of every lead recorded through to the booking. See real estate lead management.
What is a reasonable cost per lead in Indian real estate?
There isn't one honest number. Cost per lead depends on the city, the price segment, the platform, the ad and landing page, the form type (instant forms are cheaper but lower quality) and the season. A cheap CPL with no visits is worse than an expensive one that brings buyers. Set your own baseline from the first month and judge improvements against that, not against figures quoted online without a source.
Compare channels on cost per site visit, not cost per lead.
How to split a real estate marketing budget across channels
Rather than a fixed ratio, split by job and then by results:
Capture demand that already exists: Google search ads on the project name, builder name and locality searches. These are usually the warmest leads. Google ads guide
Create demand: Meta ads (Facebook and Instagram) to reach likely buyers who aren't searching yet. Meta ads guide
Partners and portals: channel partner commission and portal packages, which you pay per booking or per listing. Broker commission
Assets that keep working: landing page, photography and video, WhatsApp automation, CRM.
For a launch with little awareness, our own planning assumption is to start with more on Meta than Google, and to start with more on Google for a known project. We explain why in Google Ads vs Meta Ads. Then, every month, move money from the channel with the highest cost per visit to the lowest.
How much to spend while testing
A test needs enough spend to produce enough leads to learn from: enough to see which ad, audience and landing page brings qualified leads and visits. We recommend at least ₹15,000 a month per project on ads as a starting point for a single project, more for a launch or a competitive market like Noida. Plan the test for four to six weeks, change one thing at a time, and decide the full budget from what it shows.
Remember the money that isn't ad spend: a project landing page, creative (photos, video, ad designs), a CRM or WhatsApp tool, and any agency fee. With Meta and Google, the ad spend is paid directly to the platform.
Budget mistakes that waste the most money
Judging by CPL. The cheapest leads are often the least likely to visit.
Slow follow-up. Paying for leads that nobody calls for a day. A Harvard Business Review study found firms that contacted online leads within an hour were nearly seven times as likely to qualify them as firms that waited longer.
No tracking. In our own check of 749 real estate websites in October 2026, 56% had no ad or analytics tracking of any kind (see the research). Without it you can't calculate cost per visit.
Sending ads to a homepage instead of a project landing page with one clear action.
Spreading too thin: six channels with a little money each, none long enough to learn.
Spending everything at launch and nothing on retargeting the people who enquired but didn't book.
A monthly budget report for the owner
One table per month, one row per channel: spend, leads, qualified leads, site visits, bookings, cost per visit, cost per booking. Add one line of decision: what gets more money next month and what gets less. That's all a builder needs to see.
We set up the tracking and reporting so these numbers are real. A free marketing audit will check whether your current spend can be traced to visits and bookings, and where it leaks.

How much should a builder spend on real estate marketing?
Work backwards: bookings needed × your cost per booking, plus creative, tools and fees, then check it against the margin per unit. We haven't found a reliable published percentage-of-revenue benchmark for Indian projects, so your own numbers are the best guide.
How do you calculate cost per lead in real estate?
Divide ad spend by the number of leads. For example, ₹1,00,000 spent for 250 leads is a cost per lead of ₹400. Also calculate cost per qualified lead, per site visit and per booking, because cheap leads are often not buyers.
What is a reasonable cost per lead for real estate in India?
There is no single honest figure: it depends on city, price segment, platform, ad, landing page, form type and season. Set your own baseline in the first month and improve against it. Judge channels on cost per site visit and per booking.
What is customer acquisition cost in real estate?
The total marketing spend divided by the number of bookings it produced: what it costs to sell one unit. Compare it with your margin per unit to see whether a channel is worth scaling.
How should a real estate marketing budget be split?
By job: Google search to capture existing demand, Meta ads to create demand, hoardings and print for local launch awareness, channel partners and portals, and lasting assets like the landing page and video. Then move money monthly towards the lowest cost per visit.
What is the minimum ad budget for a real estate project?
We recommend at least ₹15,000 a month per project on ads as a starting point, more for a launch or a competitive market. Run it for four to six weeks and set the full budget from the results.
What are the biggest real estate marketing budget mistakes?
Judging channels by cost per lead, slow follow-up, no tracking, sending ads to a homepage, spreading money over too many channels, and spending everything at launch with nothing left for retargeting.
What should a monthly marketing report for a builder show?
One row per channel with spend, leads, qualified leads, site visits, bookings, cost per visit and cost per booking, plus a one-line decision on where money moves next month.
