Real estate retargeting ads show your project again to people who already showed interest: they visited your landing page, watched your video, opened your lead form or messaged you, but did not book a site visit. Buying a home takes weeks or months, so most interested people won't act on the first ad. Retargeting keeps your project in front of them, with a different message for each stage, until they are ready.
This guide explains how retargeting works on Meta (Facebook and Instagram) and Google, which audiences to build for a real estate project, what to show each one, and the privacy rules to follow.
How retargeting works
Retargeting (also called remarketing) needs two things: a way to recognise people who interacted with you, and an ad platform that can show ads to that group.
On your website or landing page: the Meta Pixel and the Google tag record visits and actions, such as viewing the floor plan page or starting a form. Meta's Conversions API can send the same events from your server, which helps when browsers block tracking.
On the platforms themselves: Meta can group people who engaged with your Facebook Page, Instagram account, videos or lead forms, without them ever visiting your site. Google can do the same for people who watched your YouTube videos.
From your own list: you can upload a customer list (such as past enquiries) and the platform matches it to its users, if you have consent to use the data this way.
Each group becomes an audience you can target with its own ads and budget. If your tracking is not set up yet, start there: without the Pixel or tag on your landing page, the most valuable audiences are empty. Our landing page guide covers what the page itself needs.
The retargeting audiences every project needs
Build audiences by how close each person came to enquiring. The closer they came, the more specific your ad can be.
Audience
Who is in it
How warm
Video viewers
Watched a large part of your project video or Reel
Interested, early
Page and profile engagers
Liked, commented, saved or messaged on Facebook or Instagram
Interested, early
Landing page visitors
Visited the project page but did not submit the form
Warm
Floor plan or price page visitors
Looked at the details that matter before buying
Warmer
Form openers
Opened your Meta lead form but did not submit it
Very warm
Leads with no site visit
Submitted a form, but have not visited (from your CRM list)
Hottest; handle with care
Always exclude people who already booked, and usually people who enquired in the last few days, because your sales team is already talking to them. Showing "Enquire now" ads to someone who booked last week wastes money and looks careless.
Setting up retargeting on Meta (Facebook and Instagram)
Install the Meta Pixel on your landing page and set up the events you care about, such as a lead form submission, ideally with the Conversions API as well.
Create Custom Audiences in Ads Manager: Website (visitors to specific pages), Video (viewers of your project videos), Instagram account and Facebook Page (engagers) and Lead form (people who opened or submitted). According to Meta's Business Help Centre, website audiences can include people from up to the last 180 days.
Pick the window to match the buying cycle. A launch campaign might use the last 14 to 30 days; a ready-to-move project with slower decisions can use longer windows.
Create a separate ad set for each audience so you can give each one its own message and see what works.
If Ads Manager asks you to declare a Special Ad Category for housing, do it. It limits some targeting options, but skipping it can get your ads rejected.
Install the Google tag (through Google Tag Manager or directly) on your landing page and link Google Analytics to Google Ads.
Create data segments in Google Ads (the new name for remarketing lists) from website visitors, YouTube viewers or customer lists. Google allows a membership duration of up to 540 days, so pick a window that suits your project.
Use them in Display, YouTube, Demand Gen and Performance Max campaigns, or as an "observation" signal on Search campaigns so you can bid more for returning visitors who search for your project or area again.
Update your privacy policy. Google's personalised advertising policy requires sites that use remarketing to tell visitors about it.
Retargeting works when the ad answers the question that stopped the person last time. Don't repeat the same ad they already ignored.
Video viewers and engagers: show something new: a walkthrough of the sample flat, the location and travel times, or construction progress. Their question is "Is this project worth a closer look?"
Landing page visitors: answer common worries: RERA registration, possession date as filed, approved banks for home loans, the payment plan. Their question is "Can I trust this and afford it?"
Floor plan and price page visitors: show specific units, an invitation to a site visit this weekend, or a short video of the exact configuration they looked at.
Form openers: make enquiring easier: a click-to-WhatsApp ad, or a simpler form with fewer questions.
Leads with no visit: invite them to a site visit or an event at the project, and make sure your sales team is following up too. Ads support follow-up; they don't replace it.
Every ad must still follow the RERA rules: show the registration number and the RERA website address, and never claim more than the filing says. See our guide to RERA advertisement rules.
Budget, frequency and how long to retarget
Retargeting audiences are small compared with cold audiences, so they usually need only a modest part of your ad budget. Keep an eye on three things:
Frequency: how many times, on average, each person has seen your ads. If the number climbs and results fall, people are tired of the ads. Change the creative or widen the window.
Audience size: very small audiences may not deliver at all. If an audience is too small, combine it with a similar one (for example, all landing page visitors instead of just the price page).
Cost per site visit, not just cost per lead: retargeted leads are often cheaper and warmer. Judge them by how many visit, as explained in our real estate marketing budget guide.
Stop retargeting once someone books, asks you to stop contacting them, or has been in the audience long past your buying cycle.
Privacy and consent
Retargeting uses personal data, so do it openly:
Tell visitors. Your privacy policy should say that you use cookies and pixels for advertising, including remarketing.
Get consent for customer lists. India's Digital Personal Data Protection Act, 2023 expects personal data to be used for the purpose people agreed to. Only upload lists of people who agreed to hear from you, and check the current rules with your lawyer.
Don't target by sensitive traits. Never try to include or exclude people based on religion, caste or similar characteristics. It is wrong, and the platforms forbid it.
Respect "no". Remove anyone who asks you to stop from your uploaded lists.
Common retargeting mistakes
No tracking on the landing page, so the most valuable audiences never fill up.
The same ad to everyone, cold and warm, instead of a message for each stage.
Not excluding buyers and recent leads.
Sending retargeted clicks to the home page instead of the project page they already saw.
Letting ads run for months unchanged until people stop noticing them.
Treating retargeting as a replacement for follow-up. A lead who submitted a form needs a call and a WhatsApp message first. Our lead qualification guide shows what to ask.

Ads shown again to people who already showed interest in your project, such as visiting your landing page, watching your video or opening your lead form, but who did not book a site visit.
Which retargeting audiences should a real estate project build?
Video viewers, Facebook and Instagram engagers, landing page visitors, floor plan or price page visitors, lead form openers who did not submit, and leads who have not visited yet. Exclude people who already booked.
How far back can Meta retarget website visitors?
According to Meta's help centre, website Custom Audiences can include people from up to the last 180 days. Choose a window that matches your buying cycle, shorter for a launch.
How long can Google Ads remarket to visitors?
Google Ads data segments (formerly remarketing lists) allow a membership duration of up to 540 days. Pick a duration that suits how long buyers take to decide on your project.
What should I show in real estate retargeting ads?
Something new that answers the question that stopped them: a sample flat walkthrough for viewers, RERA and loan details for page visitors, specific units or a site visit invite for price page visitors, and an easier way to enquire for form openers.
How much budget do real estate retargeting ads need?
Retargeting audiences are small, so they usually need only a modest share of the budget. Watch frequency and audience size, and judge results by cost per site visit, not only cost per lead.
Do I need consent for retargeting in India?
Tell visitors in your privacy policy that you use cookies and pixels for advertising, and upload customer lists only of people who agreed to hear from you, in line with the Digital Personal Data Protection Act, 2023. Check current rules with your lawyer.
Can retargeting replace sales follow-up?
No. Someone who submitted a form needs a call and a WhatsApp message first. Retargeting ads support follow-up; they do not replace it.
