To get NRI clients for real estate, run ads aimed at Indians living in the cities where they cluster (such as Dubai, London, Singapore and New Jersey), send them to a page that answers NRI-specific questions on payments, documents and power of attorney, and reply on WhatsApp in their time zone with a video walk-through and a call slot. NRI buyers can't drop in for a site visit. They decide on trust, documents and how well you communicate from a distance.

This guide covers who NRI buyers are, what they worry about, the rules you should explain, where to reach them, and how to run the follow-up across time zones.

Who NRI buyers are

NRI buyers usually fall into a few groups:

  • Buying a home for the family in India, often parents, in their home city.
  • Planning to return in a few years and wanting a home ready when they do.
  • Investing for rental income or long-term appreciation in a city they know.

Many prefer their home city or the nearest metro: someone from Lucknow working in Dubai often looks at Lucknow or Noida first. That makes city-level targeting more useful than "all NRIs".

What NRI buyers worry about

  • Trust and delivery: will the project be completed on time, and is the builder reliable? The RERA number and the developer's completed projects matter even more than for local buyers.
  • Seeing the property: they need honest video, not just renders.
  • Paperwork from abroad: signing the agreement, registration and home loans without travelling.
  • Payments and repatriation: which account to pay from and whether they can take money back out later.
  • Someone on the ground: who will handle possession, rent-out or maintenance.

Rules to explain on your page

You don't need to give legal advice, but a short, accurate FAQ builds confidence. Under India's foreign exchange rules (FEMA), as set out in the RBI's master circular on property for NRIs:

  • NRIs can buy residential and commercial property in India.
  • They cannot buy agricultural land, plantation property or farmhouses (except by inheritance), so be careful when marketing farmland or farmhouse projects to NRIs.
  • Payment must come through normal banking channels, typically inward remittance or NRE, NRO or FCNR accounts in India, not cash or foreign currency notes.
  • Indian banks offer home loans to NRIs, subject to their own conditions.
  • Buyers who can't travel usually sign a power of attorney so a family member can register the property.

Always add a line asking buyers to confirm details with their bank or a chartered accountant, since rules and bank policies change.

Where to reach NRI buyers

  • Meta ads (Facebook and Instagram) can target people living in a chosen country or city, and include interests and languages that suggest an Indian connection. Run separate ad sets for each region so you can compare costs. See Meta ads for real estate.
  • Google Search catches searches such as "flats in Noida for NRI" or "property in Lucknow from Dubai". Target the search location abroad and the property location in India in your keywords.
  • YouTube works for walk-through videos, which NRIs watch before shortlisting.
  • Community groups and associations abroad, through events or sponsored newsletters, but only with real, useful content.
  • Referrals from existing NRI buyers, who often know others in the same city. See our referral program guide.

Our NRI buyer campaign plan shows an example structure (an example plan, not a client result).

The landing page for NRIs

Use a separate page or section for NRI buyers. Besides the usual project facts, add:

  • A short NRI FAQ: eligibility, payment channels, home loans, power of attorney, possession and rental help.
  • A recent video walk-through of the site and a sample flat, with the date it was filmed.
  • WhatsApp as the main button, because it works the same in every country.
  • A call-booking option that shows times in the buyer's own time zone.

Our page on marketing to NRI buyers explains how we set this up.

Follow-up across time zones

NRIs often enquire late at night India time, after their own working day. If nobody replies until the next morning in India, they may be asleep or busy. Practical steps:

  • Send an instant WhatsApp reply with the brochure, walk-through video and two call slots in their local time.
  • Know the gaps: Dubai is 1 hour 30 minutes behind India, London 4 hours 30 minutes or 5 hours 30 minutes behind (depending on UK summer time), and New York about 9 hours 30 minutes or 10 hours 30 minutes behind.
  • Offer video site visits on WhatsApp or Google Meet, with a salesperson walking the site live.
  • Send a short monthly construction update with photos, so long decision cycles don't go cold.

Our WhatsApp automation guide shows how to reply instantly at any hour.
