The WhatsApp Business API (officially the WhatsApp Business Platform) lets a real estate business connect WhatsApp to its ads, website and CRM, so every enquiry gets an instant reply, buyers are qualified automatically, and site visit confirmations and reminders go out without anyone typing them. It is not free: Meta charges per delivered message by category. And it is not a licence to bulk-message people who never asked to hear from you.
This guide explains how the API differs from the WhatsApp Business app, what it costs under Meta's current pricing, what a real estate WhatsApp flow looks like, how chatbots fit in, and the rules on templates, opt-in and bulk messages.

Meta charges per delivered message; the provider charges for its platform
The app is fine for a broker handling a few chats a day. Once leads arrive from ads in volume, or several salespeople share them, the API is what stops enquiries getting lost. Our guide to WhatsApp automation for real estate leads covers that decision in more detail.
Meta charges per delivered message, based on the message category (marketing, utility, authentication, service) and the recipient's country.
Messages from users to your business are not charged.
From 1 October 2026, service messages (your free-form replies inside the 24-hour customer service window) are charged, with the first 1,000 delivered service messages per business phone number per month free. Utility messages sent within an open service window are also charged from that date.
Messages sent within a free entry point window, opened when a user messages you from a click-to-WhatsApp ad or a Facebook Page call-to-action button, are not charged.
Marketing messages cost the most.
On top of Meta's charges, the business solution provider (the company whose dashboard you use) charges its own fee. Check Meta's current rate card for India before budgeting, because rates and rules change.
A real estate WhatsApp flow, step by step
Enquiry arrives from a Meta lead form, a Google ad, the website form or a click-to-WhatsApp ad.
Instant reply: the project name, the brochure, the price band and a question with buttons: "2 BHK / 3 BHK?"
Qualifying questions: budget range, timeline and purpose, each a tap rather than typing.
Visit slots: two specific times offered as buttons.
Handover to a person: the salesperson gets an alert with the answers and calls with context.
Confirmation and reminders: location pin and host's number on booking, a reminder the day before and the morning of the visit.
After the visit: thanks, the cost sheet for the unit they liked, and the next step.
Each step outside a 24-hour window opened by the buyer needs an approved template. Write templates that name the project and the buyer and give useful information. "Sir, you enquired about our project?" gives no reason to reply.
Can WhatsApp chatbots be used for real estate?
Yes. A WhatsApp chatbot for real estate can answer common questions (price band, configurations, location, amenities, RERA number), send brochures and floor plans, collect qualifying answers and book visits, at any hour. What it shouldn't do is invent: a bot must only answer from approved project information, and should hand over to a person for anything about pricing negotiations, legal questions or complaints. Our guide to AI for real estate in India covers where AI helps and where it creates risk, including RERA's rule that the promoter is liable for false statements in advertising.
Can you send bulk WhatsApp messages to property buyers?
Only to people who opted in to hear from you on WhatsApp. The WhatsApp Business Messaging Policy requires opt-in before you message people, and business-initiated messages must use approved templates. Meta also sets messaging limits and a quality rating for every number. If many recipients block or report you, your limits and eventually the number itself are restricted.
So a bought list of phone numbers is a fast way to lose a WhatsApp number. It also conflicts with India's Digital Personal Data Protection Act, 2023, which requires a lawful basis, usually consent, to use someone's personal data. Broadcasts work when they go to past enquirers and buyers who agreed to updates, and carry real news: construction progress, a new tower, a site event.
Using WhatsApp to reduce site visit no-shows
Confirm the visit immediately with the date, time, location pin and the host's name and number.
Send a reminder the evening before and on the morning of the visit, with buttons to confirm or change the time.
If they don't show, send a friendly message the same day with two new slots.

Meta's WhatsApp Business Platform, which lets a business connect WhatsApp to its ads, website and CRM, automate replies and flows, and let a team handle chats from a dashboard instead of one phone.
Is the WhatsApp Business API free?
No. Meta charges per delivered message by category and country; messages from users to you are free. From 1 October 2026 service replies are charged after the first 1,000 free per number per month, and the provider charges its own platform fee.
What is the difference between the WhatsApp Business app and the API?
The app is a free phone app for one person or a small team with basic auto-replies. The API supports full automation, CRM and ad integration and team inboxes, and charges per message.
Can WhatsApp chatbots be used for real estate?
Yes, to answer common questions, send brochures and floor plans, qualify buyers and book site visits at any hour. The bot should answer only from approved project information and hand over to a person for negotiation, legal questions and complaints.
Can I send bulk WhatsApp messages to property buyers?
Only to people who opted in. WhatsApp's Business Messaging Policy requires opt-in and approved templates for business-initiated messages, and numbers that get blocked or reported have their messaging limits cut. Bought lists also conflict with the DPDP Act, 2023.
What is the 24-hour window on WhatsApp?
When a user messages your business, a 24-hour customer service window opens in which you can reply with free-form messages. Outside it, you can only send approved template messages.
How long does WhatsApp Business API setup take?
It depends on business verification and template approval by Meta. The steps are: choose a provider, verify the business, register a number, get templates approved, connect lead sources and CRM, then build and test the flow.
Which WhatsApp templates does a real estate business need?
At least a welcome message with the brochure and a question, a site visit confirmation, a visit reminder, a no-show follow-up and an after-visit follow-up. Name the project and the buyer and include useful information in each.
